CHANGE of use has been sought to convert a former barn into a cottage.

A planning application was submitted for the change of use and conversion of a former barn into a one-bedroom cottage at East Oakwood Farm, near Hexham.

An agent from Riseber Consulting submitted the application to Northumberland County Council.

The planning and heritage statement said: "The building is a stone and slate built former cart barn or agricultural shelter which features an open frontage with the roof supported by two steel uprights."

The statement said the building, used for storage, could either become a permanent residential occupation or be used for holiday letting purposes. 

The Grade II listed East Oakwood farmhouse dates from the early 19th century. The barn is listed due to its position within the residential curtilage of the property.

The original form of the barn will be retained with 'limited design interventions' to enclose the open frontage of the building and ensure there are 'sufficient levels of natural light' in the cottage.

The cottage was proposed to have an open-plan living/kitchen/dining area, complemented by a lobby area, double bedroom and bathroom.

A dedicated parking space for the cottage will be provided in front of the building.

In conclusion, the planning statement said: "Overall therefore it is considered that the proposal provides an important opportunity to secure the long-term future use of the building with a minimal level of design intervention that would allow its traditional architectural form, agricultural origins and relationship with the Grade II listed former farmhouse to remain prevalent.

"In addition, redevelopment of the building through a sensitive design approach that retains the traditional stone and slate materials complemented by a more modern timber frontage enclosure with glazing insertions would result in an attractive uplift in the appearance of the building that would only serve to enhance the setting of the designated heritage asset."
